What We Install in NYC
Brownstone and townhouse retrofits
Brooklyn Heights, Park Slope, Fort Greene, the West Village, Harlem — most of the brownstone belt is uninsulated or under-insulated. Original plaster walls, balloon framing, no rim joist seal, and ice-dam-prone flat or mansard roofs. Spray foam is the right answer for nearly all of it.
The approach:
- Exterior walls — closed cell injected into wall cavities through small holes drilled through the interior plaster (we patch and skim-coat after) or through the exterior brownstone facade
- Rim joists — closed cell, the #1 air-leakage location in these homes
- Attic / mansard roof — open cell on the attic floor, or closed cell on the underside of the roof deck for conditioned attic conversions
- Basement / cellar — closed cell against fieldstone or brick foundation walls

New construction
New-construction condos, townhouses, and small multi-family buildings across Brooklyn, Queens, and Manhattan — we're increasingly on the bid list for developers who want to deliver spray foam as a feature. Same system as everywhere else, just tighter access and stricter NYC DOB permitting.
Commercial
Gut renovations, mixed-use buildings, retail, restaurants, light industrial, and institutional projects. Most NYC commercial work is on renovation rather than ground-up — the assembly is usually:
- Exterior masonry or concrete walls (often uninsulated)
- Exposed steel or concrete deck roofs
- Mixed-use retail / residential combos

NYC Permits, Logistics, and Access
Three things make NYC different from the suburbs:
- DOB permits — NYC Department of Buildings has its own permit and inspection process. We pull the permits and schedule the inspections; you don't have to chase the paperwork.
- Access and staging — many NYC jobs are walk-ups, brownstones, or buildings with limited staging area. We plan the rig, the crew, and the material delivery around the access. This is second nature to us by now.
- Site safety — sidewalk sheds, DOT permits for curb use, OSHA compliance, and DOB site-safety requirements. We handle all of it as part of the job.

NYC Codes & Climate
NYC homes and buildings fall under the New York City Building Code, which is locally amended from the 2014 IBC (with NYC-specific energy conservation chapters based on the IECC). NYC is in IECC climate zone 4A (mixed humid) — slightly less heating-degree-day load than the Hudson Valley, but a much bigger cooling load in summer.
